We created a basis of design (BoD) and project specifications for fire protection and life safety for a new construction project in Fort Wayne, IN for the well-being of the hospital’s patients, staff and visitors.
Key elements of this process include:
(1) Researching and adhering to relevant NFPA codes and standards, as well as local fire and life safety regulations.
(2) Developing a comprehensive understanding of the project’s scope, including the building’s intended use, occupancy level, and specific fire protection needs.
(3) Establishing a clear BoD that outlines fire protection goals, design criteria, and parameters, such as fire detection and alarm systems, sprinkler systems, and emergency egress routes.
(4) Specifying fire protection materials, systems, and equipment that meet local standards and integrate seamlessly with the overall building design.
(5) Collaborating with architects, engineers, and local authorities to review and refine the BoD and specifications, ensuring they align with the project’s objectives and adhere to code requirements.

We conducted a thorough inspection and testing of all doors within fire barriers, smoke barriers, and partitions, ensuring they adhered to the highest safety standards. To empower the hospital with ongoing compliance, we developed a customized template and procedure for future annual inspections and testing.
Our comprehensive efforts culminated in a detailed list of door deficiencies and a full report, providing the hospital with a clear path to maintaining and enhancing their fire safety measures.
In our comprehensive statement of conditions survey, we delivered tailored recommendations for the appropriate occupancy classification for each building section, ensuring alignment with the intended use and safety regulations.
Our evaluation of the existing fire and smoke barrier walls led to strategic recommendations for decommissioning unnecessary walls and cross-corridor doors, streamlining the facility’s safety infrastructure. We conducted a selective 10% survey of these barriers above accessible ceilings, verifying their location, construction, and condition—while adhering to infection control protocols by avoiding surveys in patient-occupied rooms. Noted deficiencies were clearly marked on redlined drawings for future remediation.
Furthermore, we meticulously identified deviations from NFPA 101, laying the groundwork for maintenance work orders and Plans for Improvement (PFI), thus enhancing the facility’s compliance and safety profile.
